From the 1st October 2023, updates to the Fire Safety Order mean it is now a legal requirement for all businesses to record a fire risk assessment (FRA) and all fire safety arrangements in full. This applies if anyone pays to stay in your premises or in a room within your premises, other than to live there permanently - please see our guide page for landlord fire safety requirements. The Fire Safety Order applies to all lets that are not let as a principal residence, even if you rent out a room in your premises only once.

Your fire risk assessment will be compliant with fire, lighting, evacuation, and health & safety legislation, with advice based upon the latest standards and guidelines. Keeping track of the safety measures you have put in place is made easy with FREE access to our Online FRA Portal.

Your fire risk assessment will take into account details such as:

FRA Details

Our trained and professional fire risk assessors will inspect your site in line with all of your requirements for safety, hygiene, privacy, and confidentiality. Their careful inspection will identify existing and potential risks, and produce a detailed fire risk assessment report which will clearly state the solutions needed to improve the fire safety within your business or organisation. We provide these digitally to save on paper but a printed copy is available upon request. The FRA service also includes access to all of your information through our sophisticated online portal – more details on this FREE system below.

The Regulatory Reform (Fire Safety) Order 2005 states that fire risk assessments must be carried out in businesses and organisations by a responsible person. Most companies do not have personnel with the required skills and competence to properly assess the risks and define the necessary corrective actions, so the fire risk assessment can be outsourced to Safelincs.

Q. Which type of organisation are your fire risk assessments suitable for?
A.

Our fire risk assessments are suitable for any business premises and organisations, however big or small. Different industries and building types, including public facilities, educational facilities, small community premises, care homes, public houses and restaurants, offices and warehousing facilities, retail premises, HMOs, and small blocks of flats can all be covered by our fire risk assessments.

Q. How long will my fire risk assessment be valid for?
A.

There is no definitive answer to how often you should carry out a fire risk assessment, or how long a fire risk assessment is valid for. Government guidelines state that your risks should be regularly reviewed. Our recommendation is that you should review your fire safety, in particular the fire risks, annually and carry out a full fire risk assessment if there are any changes within your business or organisation. This should include if there is a change to someone’s role or if someone new has started, if new equipment is introduced, or if the structural plan or the intended use of the building changes.

Q. Who needs to have a written fire risk assessment?
A.

All businesses, no matter how big or small, must have a written fire risk assessment in place. This has been a requirement since October 2023, when new legislation was introduced.
